Villa Vaya Vista, is a brand new large custom 3 story concrete home on the Placencia Lagoon with high end finish out and amazing views open water views of the Placencia Lagoon, Maya Mountain and incredible sunsets from all 3 levels.

The home is located on a private waterfront lot at the end of a dead end street in the upscale Maya Beach area on the Placencia Peninsula. Enter the gate to the property and into you own private waterfront oasis where you will be greeted by the amazing onsite staff that live on property above the garage that are there to take care of your every need.

The home is located a very short walk from the beach and Caribbean Sea and the onsite staff will set up beach chairs, umbrellas and bring over kayaks and paddle boards to the beach for guest to use anytime they want.

First Floor features:
The first floor of the property has huge partially covered pool with large covered bar and entertainment area. There is a gas grill and large flat screen TV in the bar and a sunken sitting area with a swim up pool bar. Private bedroom with queen bed and ensuite bath also on ground floor as is a private workout room.

Second Floor features:
The second floor consists of large master suite with king bed and private balcony overlooking the lagoon complete with large soaking tub and walk in shower with views of the lagoon.

Two other bedrooms with king bed all overlooking the lagoon are also located on the second floor. A murphy bed and a twin roll-away is also available for additional bedding.

Each bedroom has an ensuite bath and there is also a half-bath on the 2nd floor.

Third Floor features:
The third floor consists of huge kitchen, large indoor living room, large deck and outdoor dining and sitting area, with a gas bbq grill and a pass through window bar to the deck. The 3rd floor has absolutely amazing views of the lagoon and the Maya Mountains.

The home is uniquely located in upscale area that provides for a very private setting, yet it is close to fine dining and other upscale resorts in an exclusive section of Placencia, just 10 minutes from Placencia Village and airstrip.

Being located on the Placencia lagoon adds a unique touch of beauty and awe to this property. The sunsets over the lagoon and Maya Mountains are spectacular! From your back yard, take the provided kayaks to fish for Snook, Snapper and more in a world class location. If you are not into fishing a sightseeing trip on the kayaks through the mangrove filled lagoon is a great way to spend the day.

Vaya Vista guests have access to use Itz'ana Resort and are welcomed to use the beach, pool and amenities.

This Villa offers the privacy and comfort of your own home along with high-end resort amenities including daily maid service and professional chef to cook your meals 3 days a week right at the villa.

**ABOUT PLACENCIA**
Placencia, located in Southern Belize, is the second most popular tourist destination in the country. It is situated on a 16-mile-long peninsula that is surrounded by a lagoon on one side and the Caribbean Sea on the other. It is much smaller, less congested and more laid back than Ambergris Caye/San Pedro. Being inland, Placencia provides easy access to many activities on the mainland like Mayan Ruins, waterfalls, ziplining and cave tubing to name a few. Placencia offers numerous restaurants, small shops, bars and the famous Placencia Sidewalk. It is the perfect place for an amazing Caribbean vacation!

**GETTING FROM THE INTERNATIONAL AIRPORT TO THE PROPERTY**
All international flights into and out of Belize are serviced through the Philip S.W. Goldson International Airport (BZE), located northwest of Belize City. Your concierge will assist with the first options to arrange domestic transportation from BZE to Placencia:
- Travel by plane on a local commuter flight from the airport (BZE) to the Placencia Airstrip (PLJ). Flight time is approximately 30 minutes. Once in Placencia, our staff will pick you up and take you to the villa. Our concierge will work with you to book the local flights as soon as you have your international flights ready.
- Travel by private shuttle van from BZE, where the driver will meet you outside of baggage claim. The drive time is approximately 2 hours. You’ll be taken directly to the villa. Our concierge will work with you to book the shuttle van as soon as you have your international flights ready.
- Option 3 is to rent a vehicle at BZE and make the drive down to the condo yourself. There are numerous rental car agencies right across the parking lot from baggage claim including Hertz Avis and Crystal Car Rental a larger local car rental company. You would just need to go online to book and secure a vehicle prior to arrival.

**THINGS TO DO**
Concierge service is included with your rental to assist with arranging activities for your group including spa services, excursions and various types of entertainment right at the villa. Our concierge will assist in planning and booking your activities to enable you to get the most out of your trip.

Payment Policies

A partial payment in the amount of 30% of the grand total is due upon booking. Remaining payment is due no later than 45 days prior to arrival. Upon check-in a damage deposit of $700 will be held on your card until after check-out. If the booking is made after [or within 3 days of when] the second payment would be due, then this payment will be combined and due together with the first payment.
Guest agrees that all additional services purchased through our concierge are non-refundable and will be charged to the card on file upon the booking of those services.

CANCELLATION POLICY

All amounts paid under the lease (less a non-refundable $50 per unit booking fee) shall be refunded when Guest elects to cancel the lease at least 60 days prior to the arrival date contained in this lease. If the lease is canceled at any point after 60 days from the arrival date contained in this lease, all payments made under the lease shall be non-refundable and retained by Lessor.

Failure to make lease payments when due shall result in the Guest being in default of this lease agreement and the lease shall be deemed cancelled by Lessor if any payment due is not paid within 48 hours of the date such payment was due.

The property manager strongly recommends purchasing travel insurance, to protect the guests in the event of unforeseen circumstances such as; interruption of travel due to weather, personal emergency or illness.

No Pets permitted unless specifically approved in advance by Lessor and payment of additional security deposit to Lessor as agreed to in advance.
Absolutely no smoking permitted inside home. Cigarette butts, cans, bottles, and other trash shall be properly disposed of and not left in yard, or beach area.
Lock golf cart with steering wheel lock when not in use as all club car keys are same.
Return cell phone and charger to caretaker at check out.
Wear lifejackets provided when using kayaks, wash with fresh water and put up when done.
Do not commit or allow any unlawful, improper, or offensive use of the Property.
Household items (Bluetooth speaker, towels, utensils, games, etc.) are not to be removed from the Property.
Please wash off sand from feet in wash out areas by sidewalk before entering home, POOL, or patio.
Please turn off a/c and all lights when not in use.
Upon departure, return keys to caretaker. Lost keys will cost $45.00 each.
MUST BE 18yrs OLD TO OPERATE GOLF CART.
All weddings on a Gecko Property are subject to additional charge and must be booked in advance.
