Spread over a private gated manicured half-acre ocean front lot with over 100 feet of white sandy beach frontage, this beautiful beach house is in the exclusive Maya Beach area on the Placencia Peninsula offering 360-degree views of the Caribbean Sea and the Mayan Mountains. This large, custom home is unique in Belize and features exceptional outdoor gathering space as well as a high level of finishing and furnishings throughout the property.

Walk up the massive steps through the custom front door into the second floor of the home, which contains the main floor living space, large eat in gourmet kitchen huge outdoor covered living space complete with heated plunge pool. The high raised ceilings through out the second floor make the entire space feel large and open.

From the massive sectional couch you can enjoy the views of the Caribbean Sea to the east and the Mayan Mountains to the west. The full sized pool table and bar are perfectly placed within the living space for entertaining.

Also located on the 2nd floor is a large bedroom suite with king bed and panoramic views of the Caribbean Sea. This bedroom has a full private ensuite bath with large walk in shower complete with updated GE laundry appliances.

The second bedroom on this floor contains a king bed also has a full private bathroom. Off the living room overlooking the beach and Caribbean See is the eat-in gourmet kitchen with seating for 10 ,filtered ice maker, stainless gas range, oven, and microwave. Just off the kitchen is a large pantry. The kitchen and dining area has large windows providing wonderful natural light and amazing views of the beach and ocean.

A large winding hardwood staircase takes you to the master bedroom suite which takes up the entire 3rd floor. This 3rd floor private suite contains a King bed, a living private living area and large private bathroom complete with a huge shower looking over the Mayan Mountains.
The second floor living area extends to two beautifully finished outdoor living spaces. On the west side you'll enjoy a fire table with plush and comfy oversized seating which is the perfect spot for a pre-dinner drink as you watch the sunset over the Mayan Mountains. To the east you'll watch the sunrise over the ocean on your huge covered patio. Other features of the outdoor living area include a heated infinity pool, large dining table for the family, a Traeger smoker, and additional gas grill.
Walk down the steps to the ground-floor entertainment space with a large party pool, covered dining area with thatch beach palapa, large sundeck, and outdoor kitchen with a gas rotisserie grill and flat top Plancha grill. There's an outdoor shower and a half bath conveniently placed off the breezeway.

Beyond the lounging deck is the white sand of the Caribbean Sea, a large beach area walks out to your 153-foot dock, boat platform, covered palapa, and private sundeck.

Finally, on the ground floor there is a self-contained apartment with a fully furnished living room, luxurious kitchenette and huge bedroom suite with 2 queen beds and a sofa, complete with an ensuite bathroom with oversize shower.

This high end beach villa which has all the bells and whistles, has never been offered for short term rental until now, (available starting Spring of 2023). ABOUT PLACENCIA
Placencia, located in Southern Belize, is the second most popular tourist destination in the country. It is situated on a 16-mile-long peninsula that is surrounded by a lagoon on one side and the Caribbean Sea on the other. It is much smaller, less congested and more laid back than Ambergris Caye/San Pedro. Being inland, Placencia provides easy access to many activities on the mainland like Mayan Ruins, waterfalls, ziplining and cave tubing to name a few. Placencia offers numerous restaurants, small shops, bars and the famous Placencia Sidewalk. It is the perfect place for an amazing Caribbean vacation!

GETTING FROM THE INTERNATIONAL AIRPORT TO KAIROS VILLA
All international flights into and out of Belize are serviced through the Philip S.W. Goldson International Airport (BZE), located northwest of Belize City. Your concierge will assist with arranging domestic transportation from BZE to Placencia. There are two options:
- Travel by plane on a local commuter flight from the airport (BZE) to the Placencia Airstrip (PLJ). Flight time is approximately 30 minutes. Once in Placencia, our staff will pick you up and take you to the villa. Our concierge will work with you to book the local flights as soon as you have your international flights ready.
- Travel by private shuttle van from BZE, where the driver will meet you outside of baggage claim. The drive time is approximately 2.5 hours. You’ll be taken directly to the villa. Our concierge will work with you to book the shuttle van as soon as you have your international flights ready.

THINGS TO DO
Concierge service is included with your rental to assist with arranging activities for your group including spa services, excursions and various types of entertainment right at the villa. Our concierge will assist in planning and booking your activities to enable you to get the most out of your trip.

Payment Policies

A partial payment in the amount of 30% of the grand total is due no later than 1 day(s) after confirmation of intention to book or upon booking if that date has already passed. Remaining payment is due no later than 45 days prior to arrival. Upon check-in a damage deposit of $700 will be held on your card until after check-out. If the booking is made after [or within 3 days of when] the second payment would be due, then this payment will be combined and due together with the first payment.
Guest agrees that all additional services purchased through our concierge are non-refundable and will be charged to the card on file upon the booking of those services.

CANCELLATION POLICY

All amounts paid under the lease (less a non-refundable $150 booking fee) shall be refunded when Guest elects to cancel the lease at least 60 days prior to the arrival date contained in this lease. If the lease is canceled at any point after 60 days from the arrival date contained in this lease, all payments made under the lease shall be non-refundable and retained by Lessor.

Failure to make lease payments when due shall result in the Guest being in default of this lease agreement and the lease shall be deemed cancelled by Lessor if any payment due is not paid within 48 hours of the date such payment was due.

The property manager strongly recommends purchasing travel insurance, to protect the guests in the event of unforeseen circumstances such as; interruption of travel due to weather, personal emergency or illness.

No Pets permitted unless specifically approved in advance by Lessor and payment of additional security deposit to Lessor as agreed to in advance.
Absolutely no smoking permitted inside home. Cigarette butts, cans, bottles, and other trash shall be properly disposed of and not left in yard, or beach area.
Lock golf cart with steering wheel lock when not in use as all club car keys are same.
Return cell phone and charger to caretaker at check out.
Wear lifejackets provided when using kayaks, wash with fresh water and put up when done.
Do not commit or allow any unlawful, improper, or offensive use of the Property.
Household items (Bluetooth speaker, towels, utensils, games, etc.) are not to be removed from the Property.
Please wash off sand from feet in wash out areas by sidewalk before entering home, POOL, or patio.
Please turn off a/c and all lights when not in use.
Upon departure, return keys to caretaker. Lost keys will cost $45.00 each.
MUST BE 18yrs OLD TO OPERATE GOLF CART.
All weddings on a Gecko Property are subject to additional charge and must be booked in advance.
