Welcome to Shadow Sands Villa, a brand new modern ocean front villa on a private island just 2 minutes from Placencia Village. Shadow Sands is an amazing 3 story 6,500 sq. ft. modern villa featuring 5-bedrooms, 6-bathrooms and huge fresh water pool overlooking the ocean located on Placencia Caye. Just a few hundred yards from the center of Placencia Village. The 5 large private air-conditioned bedrooms all have amazing ocean front views, large private patios and ensuite baths some with both indoor and outdoor showers. The home is located on 2 ocean front lots with the front of the home overlooking a private marina, great landscaping, privacy and 160 foot private beach along the calm Caribbean Sea.

You will be picked up at the Placencia Pier by one of our friendly staff in the villas shuttle boat to take the very short 1 minute boat ride (all in smooth protected waters) over to Placencia Caye and the villas private dock in the Placencia Caye Marina.
Step off the shuttle boat and leave all your cares behind and enjoy the meticulously manicured property with large palm trees, manicured landscaping and the privacy and wow factor of staying on a private island. Shadow Sands offers all the coolness of staying on a private island with all the luxuries you want like city power, city water and a boat with driver to take you back and forth to Placencia whenever you would like.

This uniquely designed modern villa offers the utmost in privacy with all rooms being located off an open air hallway, each having an ensuite bathroom, air-conditioning, large private patio and all facing the beach and Caribbean Sea.

When you walk across the elevated dock entrance into the home the large living room is to your left with one of the 5 private bedroom suits located to your right. When you enter the spacious air-conditioned open living room, dinning room and kitchen portion of the house that over looks, through the floor to ceiling glass, the massive pool, beach and Caribbean Sea you can not help but be impressed with the clean modern design and open feel that sets the tone for the rest of this large villa. The entire villa is tastefully decorated with pieces of local art and custom-built Belizean hardwood furniture. As you make your way through the living room you enter the large indoor dinning area and spacious well appointed chef kitchen complete with large eat in island and all stainless steel appliances.
Proceeding from the main area of the home you have a large covered outdoor living area over looking the pool and the ocean, complete with bar, beautiful landscaped courtyard, stainless steel gas grill and comfortable lounge area. A large covered outdoor dinning area, is also connected with the outdoor living area, which also overlooks the pool, beach and Caribbean Sea. This incredible outdoor living space makes for the perfect place to view the Maya Mountains and magical sunsets over the water.

As you pass through the open air living area you enter into the the other private primary bedroom located on the ground floor. Both of the primary bedrooms located on the ground floor are air-conditioned and have both indoor and out door showers in the large ensuite bathrooms.

Take the lovely covered open air stair case and you find your self on the second floor of the villa where you will find three private air-conditioned bedrooms (with private ensuite bathrooms), each off the light and bright covered open air hall overlooking the marina.

Located in the center of the 2nd floor is a huge covered open air living room complete with large walk around bar, flat screen smart TV, pool table and comfortable lounge chairs and furniture. This is perfect place to enjoy the refreshing trade wind breeze and watch the sunset over the beach and ocean.

Take the stairs on up to the 3rd floor where you will find a covered roof top terrace complete with relaxing lounge furniture. The panoramic views in all directions and consistent breezes makes this the perfect place to relax and see all the surrounding area and Placencia Village.

Your stay at the villa includes the dedicated services of a team of seasoned professionals. The onsite caretakers that live in the detached staff quarters will take care of your every need. ABOUT PLACENCIA
Placencia, located in Southern Belize, is the second most popular tourist destination in the country. It is situated on a 16-mile-long peninsula that is surrounded by a lagoon on one side and the Caribbean Sea on the other. It is much smaller, less congested and more laid back than Ambergris Caye/San Pedro. Being inland, Placencia provides easy access to many activities on the mainland like Mayan Ruins, waterfalls, ziplining and cave tubing to name a few. Placencia offers numerous restaurants, small shops, bars and the famous Placencia Sidewalk. It is the perfect place for an amazing Caribbean vacation!

GETTING FROM THE INTERNATIONAL AIRPORT TO VILLA SHADOW SANDS
All international flights into and out of Belize are serviced through the Philip S.W. Goldson International Airport (BZE), located northwest of Belize City. Your concierge will assist with arranging domestic transportation from BZE to Placencia. There are two options:
- Travel by plane on a local commuter flight from the airport (BZE) to the Placencia Airstrip (PLJ). Flight time is approximately 30 minutes. Once in Placencia, our staff will pick you up and take you to the villa. Our concierge will work with you to book the local flights as soon as you have your international flights ready.
- Travel by private shuttle van from BZE, where the driver will meet you outside of baggage claim. The drive time is approximately 2 hours. You’ll be taken directly to the villa. Our concierge will work with you to book the shuttle van as soon as you have your international flights ready.

THINGS TO DO
Concierge service is included with your rental to assist with arranging activities for your group including spa services, excursions and various types of entertainment right at the villa. Our concierge will assist in planning and booking your activities to enable you to get the most out of your trip.

Payment Policies

A partial payment in the amount of 30% of the grand total is due no later than 1 day(s) after confirmation of intention to book or upon booking if that date has already passed. Remaining payment is due no later than 45 days prior to arrival. Upon check-in a damage deposit of $700 will be held on your card until after check-out. If the booking is made after [or within 3 days of when] the second payment would be due, then this payment will be combined and due together with the first payment.
Guest agrees that all additional services purchased through our concierge are non-refundable and will be charged to the card on file upon the booking of those services.

CANCELLATION POLICY

All amounts paid under the lease (less a non-refundable $150 booking fee) shall be refunded when Guest elects to cancel the lease at least 60 days prior to the arrival date contained in this lease. If the lease is canceled at any point after 60 days from the arrival date contained in this lease, all payments made under the lease shall be non-refundable and retained by Lessor.

Failure to make lease payments when due shall result in the Guest being in default of this lease agreement and the lease shall be deemed cancelled by Lessor if any payment due is not paid within 48 hours of the date such payment was due.

The property manager strongly recommends purchasing travel insurance, to protect the guests in the event of unforeseen circumstances such as; interruption of travel due to weather, personal emergency or illness.

No Pets permitted unless specifically approved in advance by Lessor and payment of additional security deposit to Lessor as agreed to in advance.
Absolutely no smoking permitted inside home. Cigarette butts, cans, bottles, and other trash shall be properly disposed of and not left in yard, or beach area.
Lock golf cart with steering wheel lock when not in use as all club car keys are same.
Return cell phone and charger to caretaker at check out.
Wear lifejackets provided when using kayaks, wash with fresh water and put up when done.
Do not commit or allow any unlawful, improper, or offensive use of the Property.
Household items (Bluetooth speaker, towels, utensils, games, etc.) are not to be removed from the Property.
Please wash off sand from feet in wash out areas by sidewalk before entering home, POOL, or patio.
Please turn off a/c and all lights when not in use.
Upon departure, return keys to caretaker. Lost keys will cost $45.00 each.
MUST BE 18yrs OLD TO OPERATE GOLF CART.
All weddings on a Gecko Property are subject to additional charge and must be booked in advance.
Please treat our home as if was yours and have fun.
